Property-distress intelligence

See distressed property before another buyer works it.

Property distress is scattered across hundreds of public records — code cases, special-magistrate hearings, lien filings, demolition orders, unsafe-structure determinations, tax delinquency. Forelot collects it all, reads it, ranks it, and ships you a weekly list of properties worth working.

The signals

Every early sign of a motivated seller

Distress rarely shows up in one place. We monitor the records where it surfaces first — long before a listing.

🏚️

Code violations

Open code-enforcement cases and accumulating daily fines — owners under pressure to sell or fix.

⚖️

Special-magistrate hearings

Scheduled hearings signal escalating enforcement and looming liens on the property.

📜

Lien filings

Municipal, mechanic's, and code liens filed against the parcel — a clock the owner can't ignore.

🚧

Demolition orders

Structures ordered demolished — the owner needs an exit before the bill lands on them.

⚠️

Unsafe-structure determinations

Buildings flagged unsafe or uninhabitable — high-motivation, low-competition situations.

💸

Tax delinquency

Properties behind on property tax and drifting toward tax-deed sale.

How it works

Scattered records in. Ranked leads out.

We collect

County portals, city dashboards, clerk records, and scanned filings — pulled together across your market.

We read it

Every record is parsed and normalized — address, parcel, signal type, filing date, and status.

We rank it

Each parcel gets a Distress Score weighing signal severity, recency, and how many signals stack on one property.

You work it

A clean, ranked list lands weekly. Sort, filter, export, and go — before it's on anyone's radar.

FAQ

Straight answers

Where does the data come from?

Public records — county and municipal code-enforcement systems, clerk-of-court filings, tax-collector delinquency lists, and unsafe-structure/demolition orders. We aggregate what's already public and make it usable.

How is the Distress Score calculated?

It weighs the severity of each signal, how recently it was filed, and how many distress signals stack on the same parcel. More severe, more recent, and stacked signals rank higher.

Which markets are covered?

We're rolling out market by market. Pick your market at signup; if it isn't live yet we prioritize building it — usually within days — at no extra cost.

Can I cancel?

Anytime, in one click. It's month-to-month with no contract.

Is this legal to use?

Yes — it's public-record information. You are responsible for complying with the laws that govern how you contact property owners in your area (including Do-Not-Call and solicitation rules).

You just can't see it yet — because it's buried across a hundred portals. Forelot puts it on one screen, ranked, every week.
